Roofing in Hornsby, around the junction and the ridge

Hornsby grew up around the point where the North Shore line meets the Main North line, and the suburb still reads that way: a dense town centre around the station, then streets that fall away east and west onto steeper, leafier blocks.

That gives us three quite different kinds of roof inside one postcode.

Three Hornsbys, three sets of problems

Around the centre. Units and townhouses, often with flat or low-pitch membrane and metal roofs, box gutters and internal drainage. When these fail they fail into somebody's living room, and the fault is almost always a blocked sump or a flashing at a parapet.

The post-war streets. Brick homes from the 1950s through the 1970s, mostly concrete tile. These are the bread and butter of roof restoration: failed ridge pointing, a chalky surface, moss on the shaded planes and a valley that has not been cleared since the last owner.

The steep edges. Blocks running down toward the bushland west of the suburb, with mature eucalypts directly over the house. Constant leaf load, access that needs planning, and gutters that fill faster than anyone expects.

• Valleys dammed with leaf litter, backing water under the tiles
• Ridge caps loose on mortar that has gone to sand
• Gutters rusted from the inside after years of holding a wet mat
• Flashing failures where a later extension met the original roof
• Cracked tiles from branch strike and from antenna and air-conditioning installers
