Mount Colah roofs on the Ku-ring-gai Chase boundary

Mount Colah runs along the Pacific Highway about 24 kilometres north of the city, with Ku-ring-gai Chase National Park forming its eastern boundary and Ku-ring-gai Chase Road heading off toward Bobbin Head. Foxglove Oval, Berry Park and Parklands Oval carry most of the local sport.

The housing is largely mid-century and later: single and split-level brick, concrete tile roofs, regular blocks with trees that have had fifty or sixty years to grow over the house.

A suburb-wide maintenance moment

When a whole suburb was built in a couple of decades, its roofs age together. Across Mount Colah that currently means roofs where the tiles are fine but:

• The surface coating has chalked away and the tiles are drinking water
• Ridge pointing has gone sandy and caps are loose
• Valley trays have rusted at the low end
• Gutters have been holding a wet leaf mat long enough to rust from the back

National park on one side

Properties along the eastern edge sit against the park, and a good deal of land through the suburb is mapped as bushfire prone on Hornsby Shire mapping certified by the NSW Rural Fire Service. Where new roof work falls on that land, AS 3959 governs the detail: full sarking, sealed junctions, non-combustible gutter and valley guards rather than plastic, and fine-aperture ember mesh.
