Pennant Hills sits high, on the ridge that the railway and Pennant Hills Road both follow, with the land dropping away north-west into the valley held by Berowra Valley National Park. The older part of the suburb has substantial houses on deep blocks with mature plantings, and there is a steady supply of post-war and later infill between them.

The exposure that comes with a ridge

Height is a double-edged thing for a roof. Ridge-top houses dry out better after rain than a house in a gully, which helps with moss. They also take the wind, and wind is what finds the weakness: a ridge cap sitting on tired mortar, a metal sheet with aged fasteners, a barge flashing that was never secured properly.

So the inspection priorities here are different from a sheltered block. We look hard at fixings, at cap security along hip and ridge lines, and at anything on the roof that could become a sail.
